DESCRIPTION

기존 대한전선 공장부지를 도심첨단산업단지로 재생 전환하면서 직주근접의 주거시설이 필요함에 따라 공동주택 건립하였다. 부지 63,070㎡에 15.5%의 낮은 건폐율로 지하 2층~지상 32층 10개동을 설계하여 넓은 동간 거리를 확보하였고 북측 관악산으로의 공공보행통로를 조성하여 개방감 있는 통경축 확보와 학의천으로의 접근성을 향상시켰으며, 외부 지상공간은 ‘아로마가든’, ‘플라워가든’, ‘사색의 숲’, ‘늘푸른 숲’ 등 힐링가든이 4곳에 설치되며, 가족 텃밭인 ‘가든팜’도 3곳에 마련하여 축구장 3.6배 크기의 특화된 조경공간으로 계획하였다. 주차장은 100% 지하로 계획하였고 주차장 넓이도 기존 주차 공간보다 10~20cm가 넓은 광폭 주차장을 적용하였고, 커뮤니티 시설은 휘트니스 센터, GX룸, 골프연습장 등과 신개념 독서실, 문고, 멀티룸, 다목적실, 그룹 스터디룸 등으로 타단지와 차별화를 두었다. 외관 색채 디자인 특화로는  ‘까르띠에’, ‘에르메스’, ‘스와브로스키’ 등 세계적인 기업의 디자인에 참여한 이탈리아 디자인 거장 ‘알레산드로 멘디니’와 진행하였으며, 친환경 설계 및 편의시설로는 지역난방과 대기전력 차단시스템, LED 조명 등 에너지 절약 시스템이 적용되었으며, 무인택배 보관소, 출입통제, 비상벨 기능을 갖춘 원패스카드 시스템 등이 적용하여 에너지 절약과 주민편의성 향상시켰다.


While converting the existing KEPCO plant site into a downtown high-tech industrial center, a residential complex close to the area was needed. A design with ten buildings underground (2 floors – 32 floors) with 15.5% low coverage rate at 63,070㎡ of land was secured and a public walkway located just to the north of Gwanak Mountain has helped improve accessibility to the surrounding outdoor spaces. The outdoor ground space has been designed to include four unique outdoor recreational areas, including the ‘Aroma Garden’, ‘Flower Garden’, ‘Meditation Forest’, and the ‘Garden Farm’. These areas were planned to serve as specialized outdoor leisure areas, which in total, span an area of nearly four soccer fields.

An entirely underground parking structure has been planned, and although the parking structure is wide, a parking lot 10~20 cm wider than the existing parking lot has been created. The community facilities located within the site include a fitness center, GX room, driving range, reading rooms, a library, multi-purpose rooms, and group study rooms, helping differentiate this residential complex from other complexes in the region.

Through the help and collaboration with Italian design master, Alessandro Mendini, a designer who has worked for world-class companies such as Cartier, Hermes, and Swarovski, we created a distinct and unique exterior color-scheme that helps the complex as a whole stand out aesthetically.
