Office BuildingCompetition Design for Dongjak-gu Mixed-Use Public Administration Complex

DESCRIPTION

In the densely privatized space, through the action of emptying, a change towards a commune space could be derived. For the accessibility of external spaces and green spaces, the building is distantly positioned against the Dongjack Culture Welfare Center so that people could conveniently visit, rest and communicate with one another. The multiple layers of time that is accumulated around the area of Jangsungbaegi are reflected the place that could share the new memories of the contemporary is provided. The old office located in the center of Dongjak-Gu becomes the starting point that shares the story as an expansion of time. The roads coincide with one another, linking the relationships of the city streams in a natural manner. The local people could visit comfortably and the integrated lobby that provides easy access becomes the hub of local communities. The deck and the roof top garden are not just a vacant exterior space that lies as one of many city fabrics but spaces where people freely attract, share and participate.Publicness starts at this point where the public space that could accommodate many different activities are given back towards the people.Consequently, a square of communication and openness that does not limit the boundaries and performances is conceived.Considering the efficiency and the functional character as a public office, the lower level spaces are planned where culture, commerce and welfare coexists. Each facility is given independence but at the same time, an organic connection and integration from the exterior and the interior and of the culture, welfare and neighboring facilities are considered. The Yongdo market and the Culture Welfare Center are divided with blocked roads and walls, forming a physical boundary between the two. The division is integrated into one space, presenting a coexistence of the newly built office and the surrounding buildings. The new office appreciates the given condition in which a lack of green spaces and exterior open spaces are in shortage. Thus, a convenient working environment that runs with energy efficient technologies and a space where visitors could enjoy the green environments in which combines nature and culture altogether is depicted. The independent old office area is inserted of a garden of decks which allows cooperation and communication between many different departments. In order to maximize the visual communication with the city, the cantilever structure that uses post tension invites the citizens to a borderless open space.
