본 대상지는 전라남도 해남군에 위치하고 있는 매립지로 KTX 및 항공편을 통한 수도권에서 편리한 접근성과, 금호호와 영암호를 인접한 풍부한 자연 및 녹우당과 남도 특유의 먹거리 등 다양한 문화가 함께 조화를 이루는 풍부한 개발 잠재력을 지니고 있다. 이에, 우리는 수요자와 트렌드, 요구사항을 분석하여 수도권 은퇴자라는 주타겟을 설정하여 발주처의 새로운 비즈니스 모델과 가치창출 위한 맞춤형 신개념 주거단지를 계획하였다. 계획의 방향으로 첫째, 기존에 단절된 녹지를 수정하여 단지를 관통하는 녹지보행축과 공간을 연계하는 커뮤니티 노드를 설정하였고 둘째, 인접한 골프장으로 카트와 보행자의 편리한 이동이 가능한 공간을 연계하였으며 셋째, 단지 내 상호 및 자연감시가 가능한 CPTED계획을 수립 안전한 단지를 구현하였다. 또한 세대별 건축계획으로는 목구조에 적합한 친환경 재료를 사용였으며 3가지 평형 6개 타입으로 계획, 각각의 테마에 어우러지는 실내·외 공간을 계획하였다. This site, which contains reclaimed land located in Haenam-gun, Jeollanam-do, is easy to access from the capital area by KTX and by plane, and has great development potential as there is a unique harmony between rich natural resources, including the neighboring Lake Geumho and Lake Yeongam, and various cultural assets, including Nokudang, as well as unique foods from the southern part of Korea. All of the aforementioned components combine to create an attractive and unique environment with the whole of South Korea. Analyzing the demands, trends and requirements for the project, we decided to make our target demographic for the project senior citizens and retirees from the capital area. With this demographic target in mind, we designed a new-concept residential complex tailored to the client's new business model and value creation goal. With our plan, we first st out to change the local green area that was previously isolated from other parts of the site, as we wanted to create a community node that would connect the green pedestrian axis passing through the complex to the other spaces within the complex. Second, with the close proximity of the neighboring golf course to our site, we connected various places throughout the site to which golf carts and pedestrians could conveniently access one another. Third, we set up a CPTED plan where mutual and natural monitoring could be effectively implemented within the complex to ensure safety at all times. Additionally, we chose eco-friendly materials suitable for wooden structures when it came to constructing the residential buildings themselves. With this in mind, we came up with six different types in three different sizes with separate indoor and outdoor space plans that coincide with their own respective, individual themes.
