DESCRIPTION

1975년부터 여의도의 역사와 함께해 온 여의도우체국은 금융업무 특화 지구인 여의도 초창기 개발 단계 시기부터 지역의 문화와 기억을 함께 공유 해온 역사성을 지니고 있다. "기억의 저장고로서의 도시, 그 안에 침전된 기억을 지나 조우하는 유형학적 추상"을 바탕으로 1975년부터의 시간과 기억의 흔적과 우체국의 상징성을 반영한 디자인에 충실했다. 인근 업무시설 대비 최고 전용률을 확보하여 우정사업의 경쟁력 제고 및 투자 사업에 효율 성을 확보할 수 있는 창조적 수익이 일어나는 장소로 제시하였다. 기억의 보존을 통한 문화콘텐츠 확보와 효율적 공간 활용에 의한 경쟁력 확보를 통해 우정사업의 새로운 가치를 추구하고자 했다. 

철저한 MD 분석 및 제안으로 수익성을 극대화하였고 수익시설 전용률 최대 확보 및 유지관리비를 최소화하는 데 특화계획을 세웠다. 근린시설 면적을 최대로 확보해 수익성을 극대화하고 유동인구 분석을 통한 주요 수요층을 설정했다. 상권분석을 통한 최적의 프로그램을 도출했으며 접근성을 강화시켜 근린시설을 특화 시켰다. 전용률을 최대로 확보해 임대가 분석을 통해 임대 경쟁력을 극대화하고 공실률 0%를 수립하기 위한 특화 계획을 세웠다. 또한 에너지 절약을 위한 단계별 계획으로 유지관리비가 저렴한 녹색빌딩 계획을 수립했다.

The Yeouido Post Office has existed in Yeouido since 1975, and contains a lot of historical significance in that it carries memories of Yeouido's early days when it functioned primarily as a special financial business district. As a "city that serves as a living archive of past memories," the design focused on reflecting the vestiges of the time and memory that date back to 1975 whilst also maintaining the symbolic image of a post office. The design for a place that was capable of not only creative profits, but also improving the competitiveness of postal services and securing efficiency in investment, was proposed by securing the best possible and exclusive building area, especially when compared to neighboring business facilities. Through various factors such as an overall air of competitiveness, the cultural significance the site holds through its preserved memories of the past, and overall efficient space utilization, this building aims to create a new benchmark for postal services. Profitability was maximized through the execution of thorough MD analysis and proposals, and a specialized plan was established to secure the largest exclusive area for profitable facilities whilst simultaneously minimizing the cost of maintenance. Profitability was maximized by securing the largest building area possible for neighborhood facilities, and a major consumer group was set up through floating population analyses. The optimum program was derived from a thorough commercial zone analysis, and neighborhood facilities were made more efficient by improving accessibility to them. Lease competitiveness and the best possible exclusive area rate was achieved through rent price analysis, and a specialized plan for achieving zero vacancy rates was set up. In addition, a green building plan with low maintenance costs was set up through a comprehensive phased plan for saving energy throughout the building.
