Civic & CultureChangdong start-up & cultural industry complex

DESCRIPTION

Start-up! Changdong. As the center of start-up businesses and culture, Changdong will become a new icon. The 5 keywords, signature, together, art & culture, renewal and technology, will revitalize the local economy and allow this project to value up the entire district as a new landmark. There were 3 main issues to be addressed in the design. The first was to strengthen a hierarchy in the overall design with the weakened sky-box lying at the core in appreciation to the business value. The second was to revitalize various start-up companies in the northeast area that has weak financial grounds. Also, the final issue was to construct a cultural business model with its grounds in the music industry in which could be aided by the cooperation with the Seoul Arena, a K-pop concert hall that can accommodate more than 20,000 people. Moreover, by expanding the communal area, the design was restored to its original idea and the design became more symbolic by adding reinterpretations. In the licensing and bidding guidelines, the restoration of its original unique design was most importantly treated, which had been changed while going through an international competition. What were restored were mainly three parts. The first was the symbolic Sky-box which serves as the start-up incubator of the district. The second was a series of graffiti walls that becomes the canvas of cultural expression. The last is the sunken streets that expands and connects to the neighboring cultural facilities. The newly added part with new interpretations was the Sky Lounge located in the 49th floor which shares its space with the local community and the Smart Hub, the information sharing platform that unites differences.Through the act of “Re” and “New”, a new landmark was visible. This site lies in the center that connects the Changdong station, public cultural facilities and the Seoul Arena.Accordingly, a site plan that could connect with the surrounding conditions was crucial.Firstly, the Northern car entrances that blocks the pedestrian pathways to the Seoul Arena was transferred to the west. Also, the sunken street that was the core space of culture in the original competition design, was expanded to 460 square meters, thus activating the streets.Lastly, the existing estates could also be revitalized as the currently abandoned Changdong bridge is directly connected. The car entrances were placed in the west side, thus securing the pedestrian pathways through the consideration of its problematic issues and security was also provided as the communal parking space is separated by 45m from the additional parking space. The widened 760 square meter culture event square that uses the sunken spaces allows people to watch a variety of performances, to participate in events shown through the water screen and to enjoy a series of entertainments in the Busking Cube Zone. The Step garden acts not just as a pathway but as a resting space with steps, endowing entertainment in the square and adding more green areas in the zone.Through the analysis of the current conditions nearby the site, it was determined more desirable to place small and medium sized theaters in the sunken street in which would be connected with the Seoul Arena. These facilities have become 460 square meter larger than the original plan and the 37m long sunken street directly links the people with many musical performances and activities for their excitement.
